Becoming a homeowner is a dream that people everywhere share! It is the opportunity to turn rent payments into home equity. It is a chance to have a home where the paint is fresh, the plumbing works, and there is enough room for everyone. It is an opportunity that Habitat for Humanity of Catawba Valley wants to put within your reach.
Habitat builds simple, decent, energy-efficient 2, 3, 4 and 5-bedroom houses that are sold to partner families at no profit, through a no interest loan. Mortgage payments vary by house size (determined by family size) and family income, but are typically $300-350 per month. Mortgage payments are recycled back into our building program.

Habitat’s Selection Process
Habitat for Humanity of Catawba Valley uses three criteria to guide the Family Selection Committee when reviewing applications. The criteria are: Ability to Pay, Need, and Willingness to Partner.
Ability to Pay
In order to qualify for homeownership through Habitat, applicants must demonstrate a commitment to the area by having lived OR worked in Catawba County for the last 12 months. To find an affiliate that builds in your area, click here.
Applicants must also be legal residents or citizens of the United States.
An applicant must have the ability to repay the mortgage as well as fulfilling all of their other financial responsibilities, and must have a steady source of income and be able to demonstrate financial responsibility.
Gross annual family income needs to be within the following guidelines:

Income guidelines are based on the size of your family, and family income must be no lower than the minimum or higher than the maximum.

For larger families, add $1,000 to the minimum and $2,500 to the maximum for each additional family member.
Need for Housing
Your present housing situation is one of the following:
- Substandard – structurally unsound or dilapidated housing
- Unsafe – Multiple crime-related police calls in your immediate neighborhood
- Cost-Burden – Rental payments are 30% or more of your total monthly income.
- Overcrowding – Adult and child (one year or older) or more than two children share a bedroom; or two children of opposite sex share a bedroom;or not all in household are able to sleep in a bedroom
- Can’t qualify for a mortgage loan with a traditional lender for a house comparable to one Habitat builds and applicant(s) income is within our income guidelines
Willingness to Partner
Willingness to partner is determined by the applicant's participation in the application process in a timely manner, and their willingness to fulfill homebuyer responsibilities with their time, financial resources, and energy.
